Professional Engineering Evaluations for Your Home

Some home concerns require more than a standard home inspection. When questions arise about your home's foundation, structure, or other significant defects, an engineering evaluation can provide the detailed assessment you need.

Our Engineering Services connect you with qualified engineering professionals who can evaluate structural concerns, review relevant documentation, and provide clear recommendations based on their findings. Whether you're buying a home, preparing to sell, planning repairs, or trying to understand an existing structural concern, an engineering evaluation can give you the information you need to determine the appropriate next steps.

Engineering Foundation Evaluations

The purpose of an Engineer’s Foundation Evaluation is to have an Engineer investigate and determine, to the extent possible, the foundation's current condition and any necessary repairs that may be needed immediately and/or in the future.

We, through a partnership with Noble Engineering Services, understand that foundation issues can be a cause for concern for property owners, and we aim to provide clear and concise information to help you make informed decisions about any repairs needed for your property.

The evaluation by our team generally includes:

  • Documenting visual observations made during a physical walkthrough

  • Observing factors influencing the performance of the foundation

  • Conducting an interview of occupants/owners/managers regarding a history of the property and foundation

  • Reviewing pertinent information, including Geotech reports, construction drawings, field reports, and repair docs

  • Providing elevation, deflection, and tilt calculations to assess foundation performance and establish a baseline

  • Providing a detailed conclusion and Executive Summary.

HUD/ FHA Mobile Home Structural Engineering Inspections

We, through a partnership with Noble Engineering Services, can perform a Housing and Urban Development (HUD) structural engineering inspection to meet the requirements under the Permanent Foundations Guide for Manufactured Housing (PFMGH).

Our team will visually assess the existing foundation and determine if a permanent foundation is present, attached, sound, and fully supported per the PFMGH requirements for HUD.

Our team can then customize an engineering report for you and your lender (depending on VA, FHA, or Conventional financing).

What Is Included?

The engineering evaluation may include:

  • A visual examination and documentation of observable foundation conditions

  • Evaluation of factors that may be affecting foundation performance

  • Review of the property's history and any known foundation concerns

  • Interviews with the property owner, occupants, or property manager

  • Review of available documentation, such as construction drawings, geotechnical reports, previous engineering reports, and repair records

  • Elevation, deflection, and/or tilt measurements when appropriate

  • Assessment of observed conditions and their potential significance

  • A detailed engineering report with conclusions and recommendations

The goal is to provide you with clear, useful information—not simply identify a problem, but help you understand what the findings may mean and what steps may be appropriate.

Clear Reports. Expert Information. Informed Decisions.

Engineering reports can contain technical information that may be difficult for a homeowner or buyer to interpret. Our goal is to make the process as straightforward as possible.

You'll receive documentation of the engineer's findings, conclusions, and recommendations so you can better understand the condition of the property and make informed decisions about repairs, negotiations, financing, or future maintenance.
